Scott’s Inspections, Inc has experience inspecting investment properties ranging from small 4-6 units to entire 600 unit complexes. Our expertise and understanding of the modern investor helps us tailor this service away from single-family inspections, to meet each investor’s particular needs.
Our investment inspections emphasis major items in need of repair, which will affect the budget or should be negotiated with the seller. We take particular care noting health and safety issues which carry a high risk of liability to our clients, as well as a considerable amount of photos, and estimates of needed repair upon request.
We can do a brief walkthrough on a limited number of units, or a detailed inspection of each unit.
Some items typically noted in the reports include:
- Health, fire & safety issues (H & S) including mold and trip hazards.
- Items such as plumbing leaks, water damage and roofing problems should be repaired to prevent against further damage.
- Items needed for the property to function as livable units, such as operable electrical and plumbing.
Issues that suggest significant problems include:
- An abundance of cracks in the walls or foundation
- Unevenness in floors
- Building members that pull away from one another
