Common Questions Presented below are some commonly asked questions about home inspections: WHAT DOES A HOME INSPECTION INCLUDE?
Scott's Inspections, Inc. follows the
stringent guidelines and Inspection Standards set forth by the Texas Real
Estate Commission (TREC). The inspector typically spends 2 to 3 hours
performing a thorough, visual, functional and operational inspection of the
many mechanical and structural components of the home. The inspection
includes an evaluation of such important elements as: Grounds, Foundation,
Structural, Attics, Roofs, Plumbing, Electrical, Heating, Air Conditioning,
Appliances, etc. Additional services include items such as Pools, Sprinkler
Systems, Alarms Systems and Environmental Testing. We provide you with an
unbiased professional evaluation of the physical condition of the home. Our
findings are reported in an easy to understand on site Texas State report
form in conjunction with the “The Home Guide Report System.”
ARE INSPECTORS REQUIRED TO CARRY INSURANCE?
The Texas Real Estate Commission does not require that Texas
Home Inspectors carry insurance and the only protection that the consumer is
afforded is the recovery fund that is set by the state and has maximum limit of
$8000.00. Scott’s Inspections, Inc. requires all associates and inspectors
to carry Professional Liability Insurance (Errors & Omissions). As a
professional home inspection company we want to provide the best possible

WHEN DO I CALL IN THE HOME INSPECTOR?
A home
inspector is typically contacted right after the contract or purchase
agreement has been signed. However, before you sign, be sure that there is
an inspection clause in the purchase contract, which specifies that your
purchase obligation is contingent upon the findings of a professional home
inspection. This clause should outline the terms to which both the buyer and
seller are obligated with respect to the findings of the inspection.
SHOULD I PERFORM MY OWN INSPECTION?
Even the most
experienced homeowner lacks the knowledge and expertise of a professional
home inspector who has inspected hundreds, perhaps thousands, of homes in
his or her career. An inspector is familiar with the many elements of home
construction, proper installation, and maintenance. The inspector
understands how the home's systems and components are intended to function
together, as well as how and why they fail. Above all, most buyers find it
very difficult to remain completely objective and unemotional about the
house they really want, and this may affect their purchasing judgment. For
the most accurate information, it is best to obtain an impartial third-party
opinion by an expert in the field of home inspections.
HOW IS PAYMENT MADE FOR THE INSPECTION?
Payment is
usually made at the time of the inspection; however under some circumstances
arrangements can be made in advance or billing provided by the Title Company
where a surcharge is added to the inspection fee.
